Tropical Beach Resort Residence
Tropical Beach is an exclusive beachfront vacation development blending Asian and European contemporary design and offering high quality guest amenities and services. Most properties have large balconies and terraces with sea views.
Tropical Beach project is being developed in two phases. Phase 1 consists of 174 units and includes all resort amenities such as swimming pools, restaurants, reception etc. Phase 2 will consist of a hotel and smaller condominiums, totaling approximately 100 units (project specifications, prices and sales release date to be confirmed, but expected late 2011/early 2012. All information in this pack, relates to Phase 1 .

Location and Transport Links
Tropical Beach Resort is situated in a beachfront location at the east coast of Thailand on the northern shore of the Gulf of Thailand. The resort beach frontage is approximately 170 meters, with a small road between the resort and beach (providing resort access ).
The resort is approximately 220 kilometers from Bangkok and 180 km from Bangkok Suvarnabhumi International Airport. The journey takes 2 hours by car. The nearest town is Ban Phe, 7km away.
The Surrounding Area
In additional to the clean, sandy beach of Duang Tawan, the immediate area surrounding Tropical Beach resort is tropical forested areas to the sides and a small canal and further forest to the rear. The area is not overly developed though there are other tourist /hotel developments along this stretch of coastline and other planned projects.

Payment Schedule

Sinking Fund:
The sinking fund is payable upon purchase of a unit (at ownership transfer date ). It is used as a reserve for the management and maintenance of the common areas of the development. The sinking fund is calculated as follows:
- Houses: a variable rate calculated from 400 THB per m2 of land plot area.
- Condominiums: a variable rate calculated from 400 THB per m2 of usable, living area.
Common Fee:
The common, or community, fee is an annual fee for the maintenance of the development common areas and facilities, payable annually in advance. The first payment is due upon purchase of a unit (at ownership transfer date ) and, thereafter, annually in January each year. The common fee is calculated as follows:
- Houses: a variable rate calculated from 110 THB per month per m2 of land plot area.
- Condominiums: a variable rate calculated from 48 THB per month per m2 of usable, living area with a 60% discount for garden and roof terrace areas.
